Preparing To Sell Your Home


Take a long hard look at your property from an objective view, is your property ready for valuations and viewings. Make sure your property is clean and tidy and free from all clutter. This will give potential buyers a blank canvas to imagine how they would use the space. Ensure your property looks just as good from the outside as it does from the inside. Tidy your garden, cut the grass, pull out any weeds, clean your windows. You can look at things like sprucing up your kitchen or bathroom, renovations can be, expensive projects, whereas just giving things a fresh coat of paint or replacing handles and doors can be just as effective and a lot cheaper.

Figure out Your Finances 


Finding out how much your property is worth. This is important for 2 reasons.

1. To establish a Fair Market Value for the property. We will not overvalue your property to win your instruction. Overvaluing is bad for both parties. It means your house will stay on the market and become stale in a buyer’s eyes, and we will have to have a conversation with you about reducing your asking price.

2, You want to calculate what your budget will be for buying your next property. Use this budget calculator as a rough guide but it always best to get professional advice.

Arrange Your Mortgage

We have an in-house self-employed Mortgage Adviser who has helped many people find the right mortgage and has over 15 years of experience in the industry. An independent mortgage advisor has access to mortgages from most lenders, unlike banks and building societies that only offer their own products or products from companies within their group.

Having a mortgage in principle is a great idea and can help speed up the home-buying process, as you know how much you’re likely to be able to borrow. Having evidence of this also makes you a more appealing buyer and will give a seller and their estate agent confidence that you’re serious about the purchase.

Balsall Common Estate & Lettings offer a FREE no-obligation house valuation and Free Mortgage advice for our customers. Appointment times can vary, but these will generally last an hour. Write down any questions you may have beforehand and ensure you have them handy when you come in for an appointment. We are happy to spend the time and answer any questions you may have.

Instruct A Conveyancing solicitor 

If you are buying or selling a property, you will need to find a solicitor that is both proactive and professional. Balsall Common Estate & Lettings Agent work in partnership with a few preferred Solicitors and conveyancers.

We have ongoing professional relationships in place. Both solicitors and conveyancers can also act on both the buyer and seller’s behalf, which often helps the sale progress quicker as both solicitors have easier access to communication lines.

Energy Performance Certificate or EPC

You will need an EPC within seven days of a property being marketed for sale or rent – although we can do this on your behalf. EPCs became a legal requirement in England, Wales, and Northern Ireland in 2008. EPC’s are valid for 10 years, so you can still use yours if it is still current.


So What’s Left?
